Quick update.....Previously I posted that we didn't have any more single level homes left to sell  We now have a Wellington available for immediate occupancy.  This is the last of my personal favorite and it has beautiful natural cherry cabinets and quartz counter tops.  .  The Wellington has an amazing kitchen, lots of open space and and tons of storage.  If you were sad that you missed out on living in the Sunset Park Villas community this is your lucky day. 

We also have one other home to sell..  It is our new floor-plan.  The Bristol Court with a bonus room.  If you haven't seen this one you really should come in and take a look.  It has the extended garage, back patio and open great-room......everything you want.  Hurry in before they're gone

Well, My time here at Sunset Park Villas is quickly coming to an end.  It has been such a pleasure working with all the wonderful people who have made this their home, as well as the interested folks who have wandered in to take a look at the lifestyle you can have when you purchase a home in one of the Leisure Villas Communities.  I am so proud to have participated in offering such a perfect home for seniors from Virginia to California....It has been a such a pleasure working with the builders as well as the folks who live here!!!

For those of you who have been waiting for the right time to purchase, you may want to make a trip to Syracuse and grab one of the remaining two homes to be sold.  If you came in recently looking for a Windsor Court with a bonus room and were told we didn't have any, you're in luck...We have one that just became available.  We also have one more of the new Bristol Court/Bonus models left to sell..  If you haven't seen it, you should come take a look.  It has all the good things you find in the Grandview (back patio, extended garage and large great-room), but a little more affordable and cozy. 

It has been a wonderful summer with water aerobics, pot luck dinners, game nights and evening walks.  We have most of the landscaping in, and hope to have it all finished up before snowfall.  So, for those of you who took a chance and moved in when construction was in full swing, we thank you for your patience with us, and sincerely hope you will enjoy the fruits of our labors when we are gone. 

Quick Update.  Only 12 homes left to sell, and going fast.  We have at least one of most of the floor plans so you still have time to find the one you want. Our new Bristol Court turned out real nice with the extended garage, back patio and super nice great-room.   It's perfect if you want one of the smaller plans but like those features.   Come on in and take a look.  Our hours are the same....10-5 Monday through Saturday.  Give me a call if you need to come a little later,  and I'll do my best to stick around.  Once again...I invite you to join our Pot Luck Dinners on the 2nd Thursday of the month at 6:00 in the clubhouse.

Well, Spring has come again and we are building like crazy to keep up with the demand.  I'm not one to pressure anyone, but I want to let you know that we are running out of homes fast.  We only have 19 left to sell and that means we might not have the model you want if you wait much longer.

Sunset Park Villas has really grown into a lovely community filled with the best people you can find.  If you haven't checked out this location you really should.  As seniors it is always nice to be close to shopping, hospitals, and activities, and we have it all here.  Walking distance to a grocery store and bus lines to Salt Lake.  It just doesn't get any better. 

Construction is scheduled to be complete by September 2014 and I expect most of the homes will be sold by then.  So come in and take a look if you haven't been here, and if you've been here and haven't made up your mind yet, all I can say is " Don't think too long" or you'll miss out on this perfect opportunity to live the Leisure Villas lifestyle

1) An Abby with a Bonus room.  This is a lovely home with Quartz Countertops beautiful upgraded cabinets and a huge sunroom.  It is located in Building 23 unit B.

2)  A Canterbury in building 17 unit A.  This is also a pretty home with the best sun room you can buy, and a sought after east patio.

We only have 26 homes left to write contracts on so if you have a specific model in mind you may want to pay us a visit and get it under contract before its gone.  

We are madly building through the winter to help everyone get in their home as quickly as possible, so we are greatful for the sunshine and warmer weather that allowes us to get the roofs on and the concrete finished.

Our potluck dinners are now being held on the 2nd Thursday of each month so if you're interested...come join us and experience the Leisure Villas Lifestyle first hand.

Just a quick update.
We have two homes ready for immediate occupancy.

The Sunset Park Villas are looking better than ever this spring.  The landscaping on the east side of the community is finished and it looks wonderful. We have most of these homes under contract, but the builder has offered some incentives to help with the sale of the remaining inventory, so now is the time to come back for a second look if you've been waiting for a home here.

The pool is open and the water aerobics are on Mondays, Wednesdays and Fridays and 8;30 am. We are planning a night of karaoke, and a performance by a local singing group, to add to the entertainment here at the Villas.  I will post the nights and if you are considering a move here please come and join us for these events.  And....don't forget the pot luck dinners on the first Thursday of the month.  It starts and 6:00 pm and we are always happy to see new faces 

Finally,

winter has ended and the landscaping crew is able to start making the place beautiful.  It was a long cold winter but the mud has dried and the grading is completed and we have shrubs and trees around building 7.  We have a special on granite counter tops in this building so come take another look at this quiet location at the top of the street.  We have one Windsor Court with a Bonus room in this building (Unit A) and it is the last Windsor Court we will have in this project until next fall.  It has been a very popular model with it's large back patio and extended garage so if this is the one you like don't wait...It may be too late.                                                

The home on 7/D is a Wellington with granite counter tops  and the location is perfect.
For those of you who need to move immediately, we finally have a few inventory homes that can be ready to move in to in just a few days.  So, if your home sold over the winter and you are in need of a new one.... we are ready with several models..
Building 8 has only one unit left (unit A)...It is our Abby plan which we built special for you folks who have seen this plan in other locations and requested that we bring it here.  It features two bedroom suites and a huge Sun-room.  We will only build a few of this model in Sunset Park Villas and this one is ready for occupancy, and will be landscaped very soon.

Building 9 has only one left as well. 9/C is a beautiful Canterbury and is ready for occupancy when you are.
By the way.  We cleaned up the pool area last week so it will be ready when the weather cooperates. All we need is a few more weeks of sunny weather before it is up and running and ready for the water aerobic classes to start.

Once again, I am amazed and delighted at the wonderful people who live here at Sunset Park Villas!

We have had a very cold winter thus far, with more snow than Syracuse has seen in many years.  The snow removal contractors have worked daylight to dark in freezing temperatures to remove the snow and ice for the residents and guests who visit the community.  At times it was hard to know where to put all that white stuff and I would like to thank all of you for your patience and good humor.

Here are some pictures that were taken by one of our special ladies here at the Villas, and sent to me with a sweet message of gratitude for the effort that was being made to keep her safe during the storms.

"My Heroes!  Night and day they are pushing the recent snow fall into piles down the middle of the driveway, for the trucks to scoop it off road so we can drive out!"

The construction of the buildings is still going strong as we hurry to get buyers in their homes, and inventory ready to sell.  If you have driven buy you most likely noticed the tents that surround the buildings as the stone and stucco guys try to keep the buildings warm (and themselves too, I'm sure).

Sales have been surprisingly good, in spite of the cold weather, and we are looking forward to many new neighbors.  With interest rates still at an all time low, it is a great time to buy.  Sales of existing homes have picked up too, so not only will you get more money from the sale of your home, you will sell it much faster than you have in the past few years.  If you pick a home now you will have plenty of time to sell your home and be ready to move in next summer when you don't have to fight the ice and snow.

     Just a few days until Christmas and the New Year! Thanks to all of the wonderful people who live here at Sunset Park Villas for making my job so pleasant and interesting, and for sharing your unique personalities in a way that makes this a remarkable place to live. It's because of you that everyone who moves here loves it.
     I have watched you become great friends and neighbors in such a short time, and I can't tell you how much I appreciate you allowing me to be a part of your community. Your kindness and concern for each other is an example to all who want to live in peace and harmony.   I love all of you and wish you a Merry Christmas and hope that the new year is good to you.
      We have been fortunate to have many new people join us in 2012.  The builder and his helpers have worked very hard to keep up with the demand so your community can continue to grow.  They have done their best to listen to your suggestions and really do have a desire for the residents in all the Leisure Villas Communities to be happy with their new homes. I can tell you that after 20 years as a realtor I have never worked with a finer group of people.

     We had a great Christmas party this year!  The gift exchange was fun and the food abundant....Nothing better than a pot luck dinner prepared by seniors who have spent a life time preparing food for those they love.
     In keeping with tradition (two year) the residents spent a night sharing their decorated homes with each other.

Karaoke Night coming up in January so warm up your voices and come prepared to sing.  Friends, Family and Prospective Buyers welcome.

Well, it looks like winter is officially here, and I'm happy to say we did have beautiful weather into November.  The long fall season not only made me happy, but it made building at all the Leisure Villas Communities very pleasant, and expedited the completion of new inventory which we were in great need of.  For those of you who came to visit us and found we had nothing ready to move into, things are changing in your favor.  We will now have homes that are ready for immediate occupancy and new inventory will be completed each month.  There has never been a better time to purchase a home at Sunset Park Villas, or any of the other fabulous Leisure Villas communities.

The Progress here has been fun to watch.  We have 5 buildings in various stages of completion and yesterday they laid the asphalt to complete the road.  The entire community is taking on a new look as we head for the final phase of construction.

I know there are many of you who have your homes listed and are hoping to sell so you can move here.  Good luck to you, and don't forget to stay in touch with me as you wait for that perfect buyer for your home. I always appreciate input in regards to your favorite floor plan, and it helps me to know your favorite cabinets, flooring and counter tops so I can have the  homes built the way you like them....just in case you have to make a quick move.

If you are thinking of moving soon, we have all models available within a few months time, and you can still choose colors in many of them

Happy day.  We have started the last building in phase 1 of Sunset Park Villas, and we will soon be able to take offers on the final phase.  Our thanks to all of you who have been patiently waiting to write your offer, and are ready to start planning your new home.  A word to the wise...."Don't wait"!  The homes are selling quickly and it's best if you come in as soon as you decide you want to live at the Villas in Syracuse. We will give you time to sell your home, and while you're waiting you can help us build your new one the way you like it.

The models are almost finished now, and the landscaping should be in by the end of next week.  We will soon have them all decorated and ready for you to preview.  All the models will be east of the clubhouse so it will be easy for you to walk between them as you try to decide which of our fabulous models is perfect for you

The pool is still open, thanks to the extra warm weather, and I, for one, hope it continues into November. :)  The water aerobics have been a great success this year and I know many of the residents will be sad to see the pool close for the winter.  The good news is they will end the summer in much better shape than they started it. 

Football season has started and the theater is being enjoyed as I write this blog.  Go Weber State, or would you rather see BYU win?  Either way it's fun to watch the game with your friends and neighbors on our big screen TV.  And when it's over, you can walk just a few short steps to your home.  That is the Leisure Villas way of life.  (55 and older is great when you live in a community like this!)

Check out this cement truck!  It is a one of a kind natural gas fueled truck from Minnesota, and we had the privilege of having it on our site today.  I think that makes Leisure Villas very "Green" don't you agree?  And It's soo nice to see Jeff working so we can get started with the framing on building 9.

The models are all painted now, the cabinets are in, and very soon we will have them decorated and ready for you to preview.  It is a good time to start seriously looking at the Villas again.

Building 6 is getting flooring now and and there is a beautiful Windsor Court with a Bonus room very close to being ready for occupancy. 

Building 7 is framed and the electricians are finishing up.  The back corner has a Canterbury model (7D) and the lot is amazing.  Very private with lots of grass
There is also a Wellington  (7C) available for those of you who have been waiting for our very cute smaller model, and a Windsor Court with a Bonus room in 7A

Building 8 is almost filled.  Only one unit left and it is Canterbury with a Bonus Room in a very nice location. We don't have a lot of this model, and this one is perfect, with beautiful sunset views from the sun-room. 

We are about to pour the foundation for the final building (11) in phase one so hurry in to make sure you get the best price before we move on to phase 2.  If you've been waiting..... now is the time to jump

Letter from a happy resident

A phone call from a new neighbor (we are all new, but older in years) who has an abundance of tomatoes from the neighborhood garden. Sure, I accept, saying I'll walk down to pick them up.
   On the way, several other new friends have bags in their hands for tomato and squash pickup. And others are walking dogs. Soon there are neighbor visits on the street and sidewalk, sharing small talk.
   We look up to see the tomato lady in her car, with bags of fruit to hand out along the way. I meet a couple of new folks on the way back, who have been busy moving in, and on vacations like the rest of us.
   Retiring to my front porch swing and viewing the giant beefstakes, the Bishop and counselor shows up. Said he had new records for move-ins and wondered where the folks were. I consulted my address charts I am trying to memorize, and we walk over to the address, - an unfinished home, barely framed up. I think this symbolizes what I have seen before...folks who put $ down, patiently waiting for the paint to dry and the sod to be laid, trucking in and out checking on progress, as I have been doing for the past 2 years.
   We are all glad to be here...a place of our choosing, among the alternatives for these latter years.

Hello again.  I'm still waiting for you all to get involved in the blog.  I would love to see comments from some of the residents or potential buyers.  What do you think of this community now that we have one street almost filled with occupied homes?  Personally I think there are some of the best people in Davis County living right here in Sunset Park Villas.  Hats off to all of you for making this such a nice place to live. 

The Grandview in building 28 is now under contract and ready for paint.  That means there is nothing left to sell in that building, and it also means I will very soon have 3 new decorated models to show you. I CAN'T WAIT!!!
Building 6 is almost ready for Drywall so if you are interested in a Windsor Court with a bonus room it is the perfect time to buy.  Grab it now and move in without the 5 month wait for us to build it. 

Those of you who have purchased a home in building 7 should get in touch with me soon.  We will be ordering flooring and cabinets so I will need to know how you want us to doll up your new home.

Thanks to all of you who have been in and shared your excitement about the Villas with your friends.  I have met many of them, and they are so grateful that you took the time to tell them about us. How perfect is it that you can move into such a nice place and bring your friends with you?

Another great week here at Sunset Park Villas.  The folks here temporarily took over a plot of ground to plant a garden and they are already reaping the fruits (or should I say vegetables) of their labor.  The beet greens were fantastic and I can't wait for the tomatoes.We usually have all the men out there leaning on their shovels and talking about.......whatever men talk about, but today we have Carol picking peas.

The pool is getting a lot of use now since the weather warmed up, and I've even seen a few family barbeques.  I've gotta say I feel a little jealous when I leave the residents sitting by the pool and go home to work in my yard.  What was I thinking when I didn't move here 2 years ago?



 The construction of the new buildings is still moving along nicely.  Building 28 is taking shape with the addition of windows and drywall...I love it when you can actually see the rooms.  There is only one available home in this building and it is on one of the best locations in the community.  It is a Grandview with a bonus room and sits directly east of the clubhouse.  It will be surrounded by grass and overlooks the swimming pool.  We are upgrading the cabinets and it will have beautiful granite tops

Building 6 is just about framed and there is only one home left in this building as well.  It is the new floor-plan.....a Windsor Court with a bonus room.  If you haven't seen this model you really should come in and check it out.  It is spacious yet cozy ( can that be?)  with the extended garage and a large back patio.  The Bonus room is large like the rest of them and the storage is amazing.



Building 7 is started and 3 of the four are already sold.  7/A is available with another Windsor court with a bonus room.

We still have a couple of Grandviews, and a Newcastle with a Bonus room ready for immediate occupancy.  At least today we do.  I'm hearing rumors about offers on those cause the folks who have been watching them have offers on their homes.  That, by the way, is the good news of the day.  Homes are selling faster now, and seem to be bringing a higher price, so if you're waiting for the perfect time to sell, IT JUST MIGHT BE RIGHT NOW. Prices on these homes will increase the middle of July so hurry in if you're ready to move.

Buildings 8 and 9 have permits so the plans can't change in these buildings, but if you hurry you might still have time to choose a model that you like in building 10 ( This week only)

     Spring has arrived and we are madly building to keep up with the demand for a home in the Sunset Park Villas.  Seems people have found out about us and are in a hurry to take advantage of the benefits of living in the best Senior community in Davis County.  The homes are selling faster than we can build them so we are in high gear to keep up with the demand.  We will be choosing the model mix in building 9 soon, so if you have a preference for a certain floor-plan, please, let us know so we can build it.  You will still have time to get your home sold, and if it doesn't, we can always move you to something else.  I have had many people want a model that we could have built instead of something else, but they didn't let us know in time to add it to the mix.  If you're thinking seriously about moving here, please let me know.
     Building 6 is ready for framing and I have one unit to sell in that building.  It is a Windsor Court with a Bonus room.  We have a Windsor Court model just about finished so we can now show you exactly what it looks like.  
     Building 7 has been started and we will have a Windsor Court, a Windsor Court with a Bonus Room and a Canterbury in that building.
     Building 8 will be next and there are three units  to choose from.  An Abby, a Canterbury with a Bonus room and a Windsor Court.  We won't be able to build many Abby's in this community so if you like that model, now is your chance to grab it before someone else does.
     The building go up much faster now and it is the perfect temperature to keep the guys working hard.  Soon it will get hot and they'll be lounging in the shade trying to cool down.  .  (Just kidding guys)
      Seriously, it is the perfect time to look at homes here. The models are coming along nicely and the landscaping is beautiful.  We are open 10 to 5 six days a week, so come see me at the clubhouse and I'll be happy to show you around.

      Remember, the first Thursday of every month is our Pot Luck Dinner.  Drop buy and enjoy the good food and great people.  Next one is a Barbeque by the Pool on Thursday June 7th

Great news !! The pool is open and the deck chairs are out !

It's great to get a jump on the summer lounging season.  Due to the earlier than warmer weather we were able to beat our normal memorial day opening!

We'll be having a pool party shortly, so get your potato salad recipes ready and go buy a new swimsuit.

The flowers are looking good after the rainstorm and the grass is finally green.  The community is looking great so now is a good time to come in to see what we have.
